Washtenaw County home prices rise, but fewer units sold in November

The average sale price for single-family, residential homes in Washtenaw County in November increased 12 percent over November 2010, according to the Ann Arbor Area Board of Realtors.

The average home sale price in November was $202,042, which is also an increase over October, when the average sale price was $188,892.

In Ann Arbor, the average sale price in November was $317,024, a drop from $319,384 in 2010.

Due to the higher sale prices in Washtenaw County, the dollar volume of properties sold year-to-date is up 2.4 percent over last year.

However, the number of residential units sold this year is down from 2010. In Washtenaw County, 3,730 properties have been sold, a decrease of 3.7 percent from last year.

Ann Arbor has the highest number of residential units sold in Washtenaw County this year at 850.

These numbers are not believeable. The source of these numbers is not credible.

Can we get a little analysis to go along with these stats?? The jump in Washtenaw County does not surprise me. The drop in Ann Arbor does - but is this within the noise??

Interesting, but I wonder if these stats are distorted by the sale of several HUD homes at much below market prices, along with a batch of county acessor auctioned homes. I'd like a comparison of prices with these distressed homes removed.
