Every house sells in 'last chance' tax foreclosure auction - including 63 Liberty Square townhomes
The first round of this week's last-chance tax foreclosure sales closed this afternoon, resulting in the online auction sale of all 14 residential properties up for bid.
Among those sales: a group of 63 vacant and stripped townhomes in Ypsilanti Township's troubled Liberty Square.
The units are non-contiguous and part of the 151-unit property's overall condemnation by the township due to building and health code violations. It's located at Grove and Rawsonville on the Wayne County border.
Unresolved so far is what that condemnation means for owners - including the new owner, who bid $15,200 for all 63 units.
According to previous reports on AnnArbor.com, township officials are preparing litigation to force the property to be brought up to code.
Mike Radzik, the township's director of its Office of Community Standards, said he couldn't comment on what likely is pending litigation.
However, he did say that multiple prospective buyers contacted his office before the auction, asking for details on the condemnation.
"They wanted to know what the condemnation order means," he said. "We tried to answer their questions the best we could."
The Liberty Square property and the other 13 houses listed for sale on Bid4Assets.com on Tuesday all had previous chances to find buyers and went through previous auctions this year without attracting a single bid.
Washtenaw County Treasurer Catherine McClary arranged this "last chance" round to drop the prices dramatically, with bids starting at $350.
By the end of the auction this afternoon, the properties generated a combined total of $109,120 in back taxes and fees for the county,which McClary will distribute to the various taxing bodies affected by the lack of tax payments by the previous owners.
The Liberty Square townhouses were only the second-highest bid of the day: A fire-damaged home at 2 Faust Ct. in Ann Arbor sold for $18,200. Officials have said it will require demolition or full rehab.
Other price leaders on the list: 218 and 224 S. Grove, a combination that sold for $10,900; 1231 Desoto, which sold for $10,100; and 474 Jefferson, which sold for $10,004.
The three-day auctions continue with vacant land selling through Thursday afternoon and commercial property listings, which end Friday.
Also notable from today's bidding: Wellesley Gardens Phase 2 did attract a bidder for the property in Pittsfield Township. Bidding for that is at $7,350, the opening bid.
